Crocodile farm for sale ideal for conversion:
The farm is located approximately 35 km west of Pretoria. It comprises 42 ha, of which 2.5 ha serve as enclosures for the crocodile breeding stock.
Hothouses for the rearing of hatchlings have been constructed on more than 10.000m². An abattoir, cold storage and freezer rooms, a heating system, an emergency backup generator and ponds for wastewater treatment belong to the facility.
Ecological regulations are adhered to and great effort is put into creating an environment conductive to the health and well being of the reptiles.
IZINTABA has its own breeding stock. The eggs are collected immediately after laying in the farm enclosures. After an incubation period the hatchlings grow up in hot houses, which serve as a near-to-natural habitat for the next 3-4 years until slaughtering.
Since 2004 new statutory regulations for the operation of abattoirs in South Africa are in force. These regulations are to the greatest possible extent aligned with the strict rules enforced in the European Union, the USA and Japan.
Izintaba runs the first crocodile abattoir in South Africa which complies with the regulations appertaining to the unrestricted export of crocodile products.
The superb meat quality is a result of many years of IZINTABA‘s own research on feeding technology.
The subject property is fenced with wire mesh fencing to the main farm and cattle fence forms part of a larger farm, with the adjacent property. However, part of the property is being utilised for breeding of crocodiles. Different buildings and areas are provided for different stages (ages) of the crocodiles.
An abattoir is provided on the property.
The property is improved with a conventional styled 3 bedroom dwelling that is currently in an acceptable condition. The dwelling is finished with average type finishes internally. Adjacent to the dwelling is 4 garages. Second dwelling is also provided on the property and adjacent to these dwelling is a storage building.
Agricultural related improvements comprise a food production area, hatch area and finishing area constructed with precast walling on steel structure covered with plastic on top. Three reservoirs are also provided on site with 13 boreholes.
The property is further improved with three buildings which are used as breeding houses for different age groups of small crocodiles. These buildings have dams inside made up of concrete covered with ceramic tiles. All the building are well maintained and kept in a good condition for the health of the crocodiles.
POTENTIAL USES / OPPORTUNITIES:
Due to the layout and design of the property in terms of its many dams and reservoirs, potential usages such as fish farming, which is a growing trend in the agricultural industry, Other options include chicken (hot houses and heating facilities are already in place), and pig farming.
The property also has major potential for a residential development on either end of the income scale, as one could develop an up market residential eco estate surrounded by lakes and dams, or low cost housing to meet the demand for entry level housing, due to the various mines opening in the area.
Studies have indicated that there are deposits of platinum underground therefore mining would also serve as a viable option.
Due the rapid growth of the mining industry in the area, there has also arisen the need for industry, therefore industrial usages such as warehousing and heavy industry could be a lucrative option, as the property is ideally located and has easy access to highways and main arterial routes.
However, should one wish to continue with the current operation – crocodile farming, the sellers are open to negotiating the sale of a number of crocodiles and other loose assets pertinent to the operation.
The owners would also like to rent portions of the property, while development of their larger site is completed, as to not stress the animals with immediate transportation and rehabilitation to their new facility.
Because the abattoir is so highly specked, the current owners are also willing to set up a business arrangement with the purchaser for the supply of crocodile meat for processing, with the intent on local and international export; of which there is a massive demand for the delicacy. The abattoir meets all European union requirements, and is suitable for exotic game, which also presents a lucrative option into a niche market.
