Moditlo Private Game Reserve and Estate

Macro-area Analysis:

Moditlo is situated in the North Eastern Area of the Limpopo Province, in the district of Hoedspruit on the Western side of the R40 provincial road between Hoedspruit and Klaserie. The area, known as the Valley of the Olifants, hosts the highest concentration of private and National game reserves and conservation areas in South Africa.  Moditlo has been fully rezoned via the Development Facilitation Act procedure to allow a sub-division of 474 individual stands, including 11 commercial stands which can be consolidated into one stand of 13 hectares.

Moditlo spans 3300 hectares and is bisected by two perennial rivers, the Moditlo and Mbezi. Because of the high water table on the estate, flora is exceptional with game in abundance and more than 40 mammal species, 300 bird species and over 50 bushveld tree species. The majestic Drakensberg Mountains forms a stunning back-drop to the Western side of the development. The estate forms part of and internationally UN recognized (Kruger to Canyon) biosphere.

Moditlo was developed as a 5 star estate and is currently by far the biggest of its’ kind in South Africa. (No further land of this size is available for purchase in this area.) Infrastructure was installed according to internationally accepted standards and was installed underground with water and electricity reticulation each on one side of the road, and not in on trench as is common practice for ease of maintenance. Power is supplied directly by Eskom and water is supplied by the farm’s own underground registered water supply, pumping via a tank farm to a one million litre reservoir via a fully automated telemetric system.

Location of Stand:

This is an exclusive 1Ha riverfront stand in a lush bushveld wildlife estate and private game reserve, enclosed by South Africa’s premier wildlife area – the Kruger-to-Canyons Biosphere Conservancy. Moditlo is divided into 4 different sections, named Sections A (Riversdale), B (Hoedspruit), C (Moria Central) and D (Moria Southern). These areas were separate farms, but the current reserve now spans over the whole area, with no fences in between, forming one big reserve.

The stand up for sale is located in section C (Moria Cental) which is wedged between the Mbezi and Moditlo rivers, this area (with several carousel stands) gives the opportunity to view animals on the river banks or at the carousel waterholes.
